Regional Maintenance Director
The REGIONAL MAINTENANCE DIRECTOR is responsible for the general oversight of the maintenance operations and training for the region in which he/she is assigned. The Regional Maintenance Director shall be a part of the multi-site operations group and shall spend the majority of their time (60%+) in the Maintenance Manager role.
Ø Assists in implementing and monitoring strategic initiatives for maintenance operations in his or her assigned region.
Ø Responsible for initial training and onboarding of new Maintenance Managers with on-site safety, maintenance practices, policies and procedures, expectations, ready product and condition inspections for all properties in their region.
Ø Ensures all Maintenance Managers have been properly trained in a timely manner upon new hire with a strong emphasis on company culture and the “You Matter” philosophy.
Ø Assist to set up maintenance shops on new management opportunities to ensure adequate safety equipment is in place and shop is organized for efficiency.
Ø Communicate and emphasize maintenance recognition programs in assigned region.
Ø Support RVP through follow-up, training and follow up on work orders, make-ready procedures and expense control when a property is under performing expectations.
Ø Support RVP through constant communication and training and follow up on Satis-Facts surveys.
Ø Be available as necessary to help evaluate scope of work, vendor selection and/or pricing associated with small capital project.
Ø Responsible for maintenance safety initiatives including, but not limited to, monitoring of the monthly safety meeting reporting from the properties, reviewing the workman’s compensation claims with the human resources department, monitoring (and ensuring correction) with regards to property level OSHA, MSDS, EPA and protective equipment adherence and leading the quarterly safety meetings in assigned region.
Ø Performing periodic property inspections to ensure no potential liability situations exist. (i.e. stairwells, pool gates, etc.) Ensure properties meet compliance with, EPA and OSHA guidelines, HUD requirements, and various other governmental agencies. This will be achieved thru biannual and/or quarterly inspections as needed.
Ø Attend at least quarterly apartment association meetings for networking/recruiting purposes.
Ø Assist RVP or Human Resources department as needed in visiting trade schools, military bases, etc. in efforts to recruit personnel for sites so no region is understaffed.
Ø Assist in special projects as needed (Due diligence, takeovers etc.).
Ø Five years or more of experience as a Maintenance Manager in the multifamily industry.
Ø Must attain a minimum of 70% or greater on the Maintenance Manager Qualification Test.
Ø Property Maintenance Craftsman (PMC) license [Duval County, Florida only], EPA Type II or Universal certification, and Certified Pool Operator (CPO) license are required. High School diploma or equivalent experience is required. Certified Apartment Maintenance Technician (CAMT) certification is preferred
Ø Working knowledge of electrical systems, appliances, plumbing, carpentry, plastering, pool systems, drywall repair, painting, and HVAC.
Ø Ability to operate small hand tools and power tools.
Ø Good working knowledge of management procedures, budgeting, training, and program implementation.
Ø Good working knowledge of building design, development, construction, and project management processes and procedures. Ability to read, analyze and interpret technical procedures, construction documents and regulations.
Ø Ability to effectively present information and respond to questions in-group settings.
Ø Ability to solve practical problems quickly, handle multiple tasks and organize resources to the work completed on time and on budget.
Ø Ability to supervise and lead staff.
Ø Ability to present solutions in both written and oral form.
Ø Ability to travel extensively throughout company portfolio (varies based on assigned projects).
Ø Must have valid driver's license and automobile insurance coverage.
